Sweetwater Oaks
Master-planned and non-gated, 2,500+ homes off Wekiva Springs Road east of N Hunt Club Blvd, built mostly 1971–1987. The HOA runs an architectural review board and owns Sweetwater Beach with a private boat ramp on Lake Brantley plus canoe and kayak access to the Wekiva River. Heavy pool-home density on large wooded lots — and both the midge and the canopy arguments apply here at once.
Sweetwater Club
Guard-gated estate enclave off Wekiva Springs Road near the Orange County line; 189 wooded homesites of an acre or more, with private Lake Brantley access, a boat ramp and a fishing dock. Estate-scale two-storey and mansard cages, which means more upper panels at the higher per-panel rate.
The Springs
Guard-gated, 400+ acres developed in the 1970s on the former Sanlando Springs public park, adjacent to the Wekiva River Conservation Area, with a spring-fed swimming lagoon under a dense ancient-oak canopy. Oak litter on roof panels plus riverine insect pressure — the clearest no-see-um-mesh case in Longwood.
Sabal Point
Master-planned community of 1,000+ homes built by NTS off Wekiva Springs Road north of SR 434, with a registered HOA and sub-neighbourhoods including Cypress Landing at Sabal Point and the Residences at Sabal Point.
Wekiva Hunt Club
Roughly 280 residential parcels built 1974–1984, median year built 1977, median home about 1,845 sq ft, around 81% owner-occupied, mandatory HOA. Cages here are close to 50 years old: corroded self-tapping screws and worn spline grooves are the norm rather than the exception.
Wekiva Cove
316 homes off Sand Lake Road just west of N Hunt Club Road, built around Sand Lake with a lakeside walkway, fishing pier, community pool and tennis. Lakefront lots take direct chironomid-midge load in spring and summer.
The Markham Woods estate corridor
Jurisdiction varies — confirm per parcelResearch confirms Alaqua Lakes is in unincorporated 32779. For the rest of the corridor, jurisdiction was not verified parcel by parcel.
Alaqua
Gated private country-club community centred on a Gary Player signature golf course, one-acre-plus homesites off Markham Woods Road, governed by Alaqua Property Owners Association Inc.
Alaqua Lakes
Developed by Taylor Woodrow off Markham Woods Road at the east end of Lake Mary Blvd. Its Architectural Review Committee states that property owners may not make exterior changes without committee approval — so a quote here should assume an ARC submittal step before work is scheduled.
Springs Landing
249 upscale homes off Markham Woods Road with an active registered HOA plus a separate Estates at Springs Landing association. Larger custom homes, so larger cage footprints.
Wingfield Reserve
182 homes off Markham Woods Road between SR 434 and Lake Mary Blvd, part of the Markham Woods estate corridor.
Markham Glen and Markham Meadows
Two small custom-home enclaves off Markham Woods Road — 34 and 45 lots respectively — both with registered HOAs. Custom builds mean non-standard cage geometry and one-off panel sizes, so nothing here is quoted off a template.
East Longwood, off SR 434 and I-4
Jurisdiction varies — confirm per parcelThese are the established east-side neighbourhoods. Both city and unincorporated parcels carry 32750 addresses, so the permit answer has to be checked rather than assumed.
Rolling Hills
Roughly 800 homes south of SR 434 and east of I-4, established and well wooded — one of the larger non-gated pockets on the east side of Longwood.
The Woodlands
452 homes built by Greater Homes off SR 434, entry-to-mid price band, registered HOA. More lanai and screen-room work here than large pool cages.
Longwood Club
Gated, 76 lots built by Beazer Homes off Range Line Road. Newer than the Wekiva-side stock, so frames are generally in better shape and the job is more often genuinely mesh-only.
Longwood Hills
Older subdivision off Longwood Hills Road with a registered HOA; the adjacent Hidden Oak Estates is a 100-lot Centex development on the same road.
Columbus Harbour
Established Longwood subdivision with a registered HOA, listed variously as Columbus Harbor and Columbus Harbour.
ZIP codes
32750 and 32779 are the two street-delivery ZIPs covering incorporated and unincorporated Longwood. Third-party ZIP directories also list 32752 and 32791 for Longwood.
The City reports the combined 32750 + 32779 postal area at 56,457 people, which is the realistic service footprint and includes large unincorporated tracts. The City of Longwood itself was 15,087 at the 2020 decennial census.
